THE LONGER, MORE COMPLEX ANSWER

When you buy a product in a store, it has a set price tag, and that’s exactly what you pay at the register. The pricing is transparent and predictable. In contrast, when you buy a new home from a conventional homebuilder, you’ll often get inaccurate cost estimates and unexpected expenses.


It’s not that these other builders are being dishonest. It’s just that traditional homebuilding is full of unknowns, many of which impact costs. No matter how much they’d like to, conventional builders can’t provide a precise estimate up front. And this is a huge problem for homebuyers, because almost everyone has a fixed budget. You need to ensure costs won’t exceed this amount.

We hate unclear, ballooning cost estimates and surprise expenses. They’re stressful, unfair, and put homebuyers in a terrible financial position. That’s why we’ve made our pricing as transparent and predictable as possible. This includes being clear and direct about pricing, and removing the factors that make costs run wild in a traditional custom build.

UP FRONT, TRANSPARENT DESIGN FEES

In a traditional build, you first have to hire an architect to design your home. Architects usually charge 10- 20% of your total construction budget. So if your build budget is $1.2 million, your architect will charge $120K - $240K for the design, which might take a year or more to complete. But here’s the kicker: You won’t know how much the home will ACTUALLY cost to build until you give the finished design to a General Contractor.

The General Contractor might determine that your $1.2 million home will actually cost $2 million to build, based on current material costs, labor costs, and site work. At this point, you have three unpleasant choices: 1) Spend more than you can afford to complete the build, 2) Chip away at the design to cut costs, or 3) Abandon the project, and eat the architect's fee and time you’ve already invested.

At Connect Homes, all of our models have already been designed by an architect, so that’s not an expense you shoulder. Instead, we have a reduced design fee, which ranges from  $10K - $40K, depending on the model you choose and any customizations you want. This fee covers the full design and approval process.

Connect Homes has set product prices for all of our standardized Pro Series homes, and clear pricing estimates for our semi-custom Design Series. We’re able to give precise estimates on our homes because we know how much they cost to build in our factory.

By the end of our design and approval process, you’ll know exactly how much it will cost to build, ship, and install your home.

OUR ONLY PRICING X FACTOR: SITE WORK

Connect Homes handles the design, construction, and installation of your home. The one service we DON’T offer is site work. You’ll hire a general contractor to complete the site work, which includes grading the land, building a foundation, and installing utility hookups. Since each plot of land is different, site work costs will vary.

While we can’t give you a specific cost estimate on your site work, what we can do is provide a range of costs based on past projects. We’ve built over 100 homes, and can examine the site work expenses to give you a sense of what you’ll spend. We also help you engage a General Contractor early in the process, so you can get a precise site work estimate as soon as possible.
